Land boundaries in the City of Carlsbad grew slightly Tuesday night after the Carlsbad City Council approved a land annexation and zone change for property near Callaway Drive and West Cherry Lane.
Councilors upheld a decision approved May 3 by the City of Carlsbad Planning and Zoning (P-and-Z) Commission to annex nearly 3.88 acres of land to the east of the intersection of Callaway Drive and West Cherry Lane and nearly an acre of right-of-way along Indian Road, read a City Council document.
In the City Council document, Joseph Bannister, the applicant stated he and his neighbor noticed the City of Carlsbad placing sewer lines along Cherry Lane and thought the time was right to tap into the sewer system.
“The property is not intended for development. The property is residential with existing houses, and the residents are wanting to tie into the new sewer infrastructure that is being installed. City sewer services are generally limited to properties that are within the City limits,” said Carlsbad Mayor Dale Janway.
Councilors agreed with another P-and-Z decision from May 3 to grant Rural Residential (R-R) zoning status to the same property.
The Rural Residential District is intended to provide for areas that will accommodate agricultural, ranching, and natural resource uses and very low-density residential uses, until such time as other development is appropriate. There shall be a maximum of one primary residence per lot for R-R Rural Residential District Zoning, City of Carlsbad planning regulations stated.
“Each time the City approves the annexation of property, the Council must, by ordinance, apply zoning to that property,” Janway said.
“The 3.88 acres is part of that annexation at West Cherry Lane and Callaway Drive, and that zoning action was to apply R-R zoning to that property,” he added.
