Property consolidation approved by Carlsbad City Council Tuesday

Carlsbad City Councilors approved a zoning change consolidating nearly an acre of land on Old Cavern Highway Tuesday night.

BES Properties asked for the change from Residential 1 District (R-1) to Commercial 2 District (C-2) to join two properties at 109 Old Cavern Highway, read a Carlsbad City Council document.

City Planner Jeff Patterson said BES planned to use the land to extend a commercial yard.

Patterson said the piece of property is just west of BES Properties current location.

The Residential 1 District is intended to accommodate moderate density single-family residential development and to provide land-use protection for areas that develop in such a manner. There shall be a maximum of one primary residence per lot for R-1 Residential District Zoning, per City of Carlsbad planning regulations.

The Commercial 2 District is intended to accommodate community and regional-scale retail and commercial uses. Such uses are regulated in order to be compatible with surrounding uses and existing infrastructure, planning regulations indicated.

Patterson said the City and Carlsbad Planning and Zoning (P and Z) Commission agreed to the zoning change during a meeting March 1.

In the application, Tanner Holt of BES Properties said the zone change would not impact the public health, safety or general welfare of the properties close to his.

Councilors agreed to pass three other recommendations from the planning and zoning committee Tuesday night, including a request from Bobby and Michelle Smith to zone nearly 0.23 acres on at 400 West Kircher Street to R-1.
